What this site is

Landlord Tools is a small, independent set of free calculators and document generators for landlords — especially the millions of individual "mom-and-pop" owners in the United States who manage one or a handful of rental units themselves. We build the specific, practical tools those owners reach for around move-out and rent day: a security deposit return calculator, an itemized deduction letter generator, move-in and move-out condition checklists, a prorated rent calculator, a late fee calculator, and a rent receipt generator.

How we approach the information

Our state-by-state pages summarize publicly available landlord-tenant statutes — deposit caps, refund deadlines, interest requirements, and penalties — and cite the underlying statute for each state so you can verify it yourself. We review this information periodically, but laws change and local ordinances can be stricter, so we present it as a well-sourced starting point rather than the last word. Everything on the site is general information and self-help tooling, not legal advice.

Our editorial standards

Everything published here is written and reviewed in-house rather than syndicated or auto-generated from a feed. We hold ourselves to four rules:

• Cite the source. Every state-level claim names the statute it comes from, so you can check it rather than take our word for it.
• Don't hardcode figures that expire. Where a rule depends on a number that is republished each year — deposit interest rates, CPI-linked rent caps — our tools ask you for the current figure instead of burying a stale one that looks authoritative and is quietly wrong.
• Say when something is uncertain. Where the answer genuinely depends on local ordinances or specific facts, we say so. "No statewide cap" is never presented as "no limit."
• Stay in our lane. We publish general information and self-help tooling. We don't give legal or tax advice, and we say plainly when a question belongs with an attorney, a tax professional, or a local housing authority.
